Bucks County Market Update for Jan-Apr 2026

Market health is much better this year than last year. Buyers are back, new listings are up, list prices are more reasonable, mortgage rates are the lowest they have been in the past 3 springs, and sales pace is very good.

Active & New Listing counts are increasing again, especially in the past month, which is a good sign. An even better sign is that the market is being increasingly refreshed with New Listings. Over 85% of Active Listings in April were comprised of brand New Listings. Along with the improving weather, this is bringing buyers back to the market.
January saw a record # of homes being delisted as many listing contracts expired and other sellers decided to withdraw or cancel listings that did not sell in Q3-Q4 of 2025. With the removal of these stale listings, the pace of sales has increased and this is reflected in both lower months of inventory and DOM. This is a healthy sign.
After settling into the 560K range earlier this year, median prices showed a spike in April to almost 600K. We do not expect to see significantly declining prices. There is no pending market crash and list prices are hopefully now becoming more realistic and less over-hyped.
In addition, the % of listings with price reductions has dropped from 28% over the summer of 2025 to 20% so far this year. This is also a good sign.
The housing market is healthier this year than last year. Mortgage rates are lower than they have been the past 3 springs. Listings are growing and the pace of sales is high
- So if you are a buyer, you have better affordability and more inventory
- If you are a seller, you have more buyers and if you price your home correctly and improve your curb appeal, you should have success in selling during those crucial first few weeks after listing.
